West Valley is a southwest Sunnyvale neighborhood bordering Los Altos and Cupertino, known for ranch homes on lots often over 8,000 square feet and Cupertino Union schools.

About West Valley, Sunnyvale

West Valley is a residential neighborhood in southwest Sunnyvale, generally between Fremont Avenue to the north and Homestead Road to the south, from around Hollenbeck Avenue west to the Los Altos border. The neighborhood borders Cupertino along Homestead Road, and its streets share much of the look of neighboring Los Altos. It developed on former orchard land in the 1950s and 1960s, including a small Eichler tract known as Fairorchard. West Valley real estate is among the most sought after in Sunnyvale.

Moving to West Valley

Moving to West Valley means living on wide residential streets with mature trees and larger lots than many parts of Sunnyvale. The neighborhood is almost entirely single-family homes, with shopping kept to nearby corridors such as Homestead Road and El Camino Real. Downtown Los Altos, Cupertino and Mountain View are each a short drive away. Buyers relocating to Silicon Valley often consider West Valley for its Cupertino school assignment and its tree-lined residential streets.

Cost of Living & Housing in West Valley

West Valley homes for sale are positioned in the upper tier of the Sunnyvale market, with a premium tied to lot size and the Cupertino Union school assignment. Most homes are ranch-style houses from the 1950s and 1960s, many on lots of 8,000 square feet or more. A small number of Eichler homes add mid-century modern character to the mix. Many properties have been remodeled or replaced with larger two-story homes, and the generous lots support significant expansion.

Getting Around West Valley

West Valley offers convenient access to the region's main commute routes. Highway 85 runs nearby with direct connections to Interstate 280, US-101 and El Camino Real, and Fremont Avenue and Homestead Road provide east-west routes across the area. Apple Park and other Cupertino campuses are a short drive south and east. The Sunnyvale and Mountain View Caltrain stations are each a short drive north for rail service along the Peninsula.

Local Amenities & Things to Do in West Valley

San Antonio Park and Serra Park offer playgrounds, lawns and sports facilities within the neighborhood. Shopping centers along Homestead Road and El Camino Real cover groceries, restaurants and everyday errands. Downtown Los Altos is a short drive for boutiques, cafes and a weekly farmers market, and Cupertino's dining and shopping districts are also close. Medical offices, clinics and El Camino Hospital in Mountain View are all within a short drive.

Schools & Education in West Valley

West Valley is largely in the Cupertino Union School District, with many homes served by West Valley Elementary and Cupertino Middle School. High school is through the Fremont Union High School District, commonly Homestead High School in Cupertino. Several private schools are also within a short drive in Los Altos, Cupertino and Sunnyvale. Assignments can vary by street and over time, so always confirm school boundaries for a specific address with the districts.

Why Buyers Choose West Valley

Buyers choose West Valley for its larger lots, established streets and Cupertino Union school assignment. The neighborhood combines a Sunnyvale address with close access to Los Altos, Cupertino and Highway 85. Original ranch homes and newer rebuilds give buyers options to remodel, expand or move right in.
