About Ventura, Palo Alto
Ventura is a central Palo Alto neighborhood located just south of the California Avenue business district. It is generally bounded by Page Mill Road and Oregon Expressway, Alma Street, West Meadow Drive and El Camino Real. The area grew in the early and mid 20th century, and some homes date back to the 1920s. Today Ventura real estate offers one of the more varied mixes of housing in the city, along with a walkable location near shops and transit.
Moving to Ventura
Moving to Ventura means living close to California Avenue, El Camino Real and the Caltrain station, with many errands possible on foot or by bike. Streets are mostly narrow and residential, with smaller lots and homes set fairly close together. The Ventura Community Center and Boulware Park serve as neighborhood gathering spots. The area is also changing, as the city has been planning for new housing and public space in the North Ventura area.
Cost of Living & Housing in Ventura
Ventura homes for sale are generally positioned in the more accessible range of the Palo Alto market, thanks to smaller homes and a mix of attached housing. Single-family homes are typically modest cottages, bungalows and post-war ranch homes, many around 1,500 square feet or less, along with newer rebuilds. The neighborhood also includes townhomes, condominiums and apartment buildings, especially near El Camino Real and Park Boulevard. Lots tend to be on the smaller side, which keeps the neighborhood compact and walkable.
Getting Around Ventura
Ventura is one of the best-located Palo Alto neighborhoods for transit, with the California Avenue Caltrain station just to the north. El Camino Real runs along the western edge and is served by VTA buses. Page Mill Road leads to Stanford Research Park and Interstate 280, while Oregon Expressway heads east toward Highway 101. Park Boulevard and nearby bike routes make it easy to reach California Avenue, Stanford and other parts of Palo Alto by bike.
Local Amenities & Things to Do in Ventura
Boulware Park and the Ventura Community Center offer play areas, open lawns, sports courts and a range of community programs and classes. California Avenue, just to the north, has restaurants, cafes, shops and a weekly farmers market. Additional shopping and services are close by along El Camino Real and at nearby centers in south Palo Alto. Stanford Research Park, Stanford University and Mitchell Park are all a short drive or bike ride away.
Schools & Education in Ventura
Ventura is part of the Palo Alto Unified School District. Homes are commonly served by Barron Park Elementary, Ellen Fletcher Middle School and Gunn High School. PAUSD is widely recognized for its strong academic programs across all grade levels, and it also offers several choice and language immersion programs that students can apply to. Assignments can vary by street and over time, so confirm school boundaries for any specific address with the district.
Why Buyers Choose Ventura
Buyers choose Ventura for its central location, its walkability to California Avenue and Caltrain, and its relatively accessible entry point into Palo Alto. The mix of single-family homes, townhomes and condos gives buyers several ways into the neighborhood. With planning underway for the North Ventura area, many people see Ventura as a part of Palo Alto that is still evolving.
