About Ladera, Portola Valley
Ladera is an unincorporated community in San Mateo County, located next to Portola Valley and generally bounded by Alpine Road, Stanford's Jasper Ridge Biological Preserve and Webb Ranch. It is not part of the Town of Portola Valley, and it relies on San Mateo County and the Woodside Fire Protection District for public services. Ladera began in the 1940s as a cooperative housing plan by the Peninsula Housing Association, with a site plan by landscape architect Garrett Eckbo. Its name means 'hillside' in Spanish, which suits Ladera real estate well.
Moving to Ladera
Moving to Ladera means living on curving, tree-lined streets that follow the natural contours of the hills. The neighborhood sits just off Interstate 280, yet hills help buffer it from freeway noise. Many homes are within an easy walk or bike ride of the Ladera Country Shopper and local trails. Community traditions such as a Fourth of July celebration and seasonal neighborhood events give Ladera a warm, small-town atmosphere that many buyers find hard to match on the Peninsula.
Cost of Living & Housing in Ladera
Ladera homes for sale are generally positioned as a more accessible option than most of Portola Valley proper, while still offering a 94028 address. The community includes roughly 500 homes, many originally built in the late 1940s and 1950s, including early modern designs by architects such as Joseph Allen Stein and John Funk. A large share have been remodeled or rebuilt, though many keep a single-story ranch or mid-century style. Lots typically range from about a quarter-acre to larger hillside parcels, some with bay or Stanford-hills views.
Getting Around Ladera
Ladera has one of the most convenient commute positions in the area, right at the Alpine Road interchange with Interstate 280. From there, drivers can head north to San Francisco or south toward San Jose and the rest of Silicon Valley. Alpine Road and Sand Hill Road lead quickly to Stanford, Menlo Park and Palo Alto. Caltrain is available from the Menlo Park and Palo Alto stations, and the Alpine Road path is popular with cyclists.
Local Amenities & Things to Do in Ladera
The Ladera Country Shopper on Alpine Road is the neighborhood's hub, with a grocery market, coffee, restaurants and everyday services. Ladera also has a neighborhood recreation club with a pool, swim programs and summer camps. Portola Valley's Town Center, library and trails are just up Alpine Road, and Windy Hill Open Space Preserve is a short drive away. Stanford's campus, Stanford Shopping Center and university cultural events are also a short drive away.
Schools & Education in Ladera
Unlike most of the 94028 zip code, Ladera is served by the Las Lomitas Elementary School District rather than the Portola Valley School District. Homes are commonly served by Las Lomitas Elementary School in Atherton for the early grades and La Entrada Middle School in Menlo Park for the upper grades. High school students attend the Sequoia Union High School District, most often Menlo-Atherton High School, with Woodside High School also an option for some. Confirm school assignments for any specific address with the districts.
Why Buyers Choose Ladera
Buyers choose Ladera for its hillside setting, mid-century roots and walkable access to the Ladera Country Shopper. Its location at Interstate 280 and Alpine Road makes it one of the easiest commutes in the Portola Valley area. Ladera offers a strong sense of place along with homes on more manageable lots than much of the surrounding area.
