Explore Heritage District

The Heritage District is Sunnyvale's historic downtown around Murphy Avenue and the Caltrain station, with early 1900s bungalows, cottages and newer condos and townhomes.

About Heritage District, Sunnyvale

The Heritage District is Sunnyvale's historic downtown neighborhood, centered on Murphy Avenue and the Sunnyvale Caltrain station and generally lying east of Mathilda Avenue and north of Old San Francisco Road. The town grew here after Martin Murphy Jr. allowed the railroad through his ranch in the 1860s, creating Murphy's Station. Originally developed as Encinal, the community adopted the name Sunnyvale in 1901 and incorporated in 1912. Heritage District real estate reflects more than a century of that downtown history.

Moving to Heritage District

Moving to the Heritage District means living within walking distance of downtown restaurants, coffee shops and the train. Residential streets near Murphy Avenue are lined with older single-family homes, while newer mixed-use buildings bring apartments and condos close to the shops. Residents can reach Caltrain, groceries and entertainment without getting in a car. Buyers relocating to Silicon Valley who want a walkable downtown setting often put the Heritage District at the top of their list.

Cost of Living & Housing in Heritage District

Heritage District homes for sale range from historic cottages to modern condominiums, with pricing that varies widely by home type within the Sunnyvale market. The older housing stock includes modest single-story bungalows, Craftsman homes and period cottages, many from the 1910s through the 1940s and often retaining original details. Some blocks are protected through the city's heritage preservation program, which shapes how homes can be altered. Newer townhomes and condos near downtown give buyers a lower-maintenance option close to the train.

Getting Around Heritage District

The Heritage District is one of the most transit-connected neighborhoods in the South Bay. The Sunnyvale Caltrain station sits at its center, offering rail service toward San Francisco and San Jose, and VTA buses connect downtown with the rest of the city. Mathilda Avenue leads north to US-101 and Highway 237, while Central Expressway runs along the northern side of downtown. Many residents walk or bike for errands and short trips.

Local Amenities & Things to Do in Heritage District

Historic Murphy Avenue is lined with restaurants, bars and cafes, and hosts a Saturday farmers market and seasonal street festivals. The redeveloped downtown area nearby adds a movie theater, grocery store, shops and Plaza del Sol, a public plaza used for concerts and community events. Murphy Park and Washington Park offer playgrounds and lawns within a short walk. Redwood Square and other small plazas provide spots to gather outdoors downtown.

Schools & Education in Heritage District

Most of the Heritage District is in the Sunnyvale School District, with homes commonly served by schools such as Ellis Elementary or Bishop Elementary and Sunnyvale Middle or Columbia Middle. High school is generally through the Fremont Union High School District, commonly Fremont High. Assignments vary by street, and district boundaries are reviewed and updated over time. Always confirm school boundaries for any specific address with the school district before buying.

Why Buyers Choose Heritage District

Buyers choose the Heritage District for its walkability, historic character and direct access to Caltrain. It is one of the few Sunnyvale neighborhoods where a buyer can choose between a vintage bungalow and a modern condo within a few blocks. Murphy Avenue's restaurants and events give the neighborhood a lively downtown setting.
