Explore Blossom Valley

Blossom Valley is a southwest Mountain View neighborhood along the Los Altos border, known for 1950s ranch homes on generous lots near Cuesta Park and the Blossom Valley Shopping Center.

About Blossom Valley, Mountain View

Blossom Valley is a residential neighborhood in southwest Mountain View, generally bounded by Springer Road, Miramonte Avenue, Lincoln Drive and Marilyn Drive, with Cuesta Drive running through its center. The area sits right along the Los Altos city line, which gives it a quieter, tree-lined feel. Like much of this part of the Santa Clara Valley, it was orchard land before suburban homes arrived in the 1950s. Smaller pockets such as Springer Meadows and Varsity Park fall within the broader Blossom Valley area.

Moving to Blossom Valley

Moving to Blossom Valley means settling into a neighborhood of mostly single-family homes on curving, low-traffic streets. Daily errands are easy, with a grocery store, pharmacy and cafes at the Blossom Valley Shopping Center on Miramonte Avenue and Cuesta Drive. Downtown Los Altos and Castro Street in Mountain View are both a short drive away for dining and weekend outings. Many relocating buyers like that it feels tucked away while still sitting close to major Silicon Valley employers and commute routes.

Cost of Living & Housing in Blossom Valley

Blossom Valley homes for sale sit in the upper tier of the Mountain View single-family market, with a premium for lot size and the Los Altos border location. Much of the original housing is 1950s ranch-style construction, and many of those homes have been remodeled, expanded or replaced with newer two-story designs. Lots here are often larger than in central Mountain View neighborhoods. A newer enclave built in the late 2000s on a former nursery site adds larger, more recent homes to the mix.

Getting Around Blossom Valley

Blossom Valley is well placed for commuters heading north or south along the Peninsula. Springer Road and Miramonte Avenue lead quickly to El Camino Real, where VTA bus service runs toward Palo Alto and San Jose. Highway 85 and Interstate 280 are a short drive away for trips toward Cupertino, San Jose or the South Bay. Caltrain is available at the downtown Mountain View station and San Antonio station, both a few minutes away by car or bike.

Local Amenities & Things to Do in Blossom Valley

Outdoor space is a highlight of Blossom Valley real estate. Cuesta Park, at the neighborhood's eastern edge, offers a dozen tennis courts, bocce and volleyball courts, picnic and barbecue areas and a playground. Varsity Park on Duke Way is a smaller neighborhood green, and McKelvey Park's ball fields are just to the north. For shopping, the Blossom Valley Shopping Center covers everyday needs, while Rancho Shopping Center and Grant Park Plaza add more grocery and dining choices nearby.

Schools & Education in Blossom Valley

Blossom Valley is notable because many addresses fall within the Los Altos School District even though they have Mountain View mailing addresses. Homes in that portion are commonly served by Springer Elementary and Blach Intermediate, while some addresses are instead served by Mountain View Whisman School District schools such as Bubb Elementary and Graham Middle. High school students attend Los Altos High or Mountain View High in the Mountain View-Los Altos Union High School District. Because district lines run through the area, confirm school boundaries for any specific address with each district.

Why Buyers Choose Blossom Valley

Buyers choose Blossom Valley for its larger lots, established ranch-style homes and the chance to remodel or build in a well-located Mountain View neighborhood. Its position along the Los Altos border and next to Cuesta Park gives it a calm, green setting. Errands, parks and commute routes are all close, which makes everyday life efficient.
