About Birdland, Sunnyvale

Birdland is a residential neighborhood in southeast Sunnyvale, generally north of Homestead Road around Raynor Park, with part of the area continuing across the city line into Santa Clara. It takes its name from its streets, which include Quail, Peacock, Nightingale and Parrot Avenues. The neighborhood was built out largely in the late 1950s and 1960s on former orchard land, as Sunnyvale grew alongside the early technology industry. Today Birdland real estate is one of the better known names in Sunnyvale's south side.

Moving to Birdland

Moving to Birdland puts you in a settled residential pocket close to the Sunnyvale, Cupertino and Santa Clara borders. Streets are mostly single-family homes with driveways, mature trees and front yards, and through traffic is limited on many inner blocks. Apple Park, Homestead Road shopping and several large employers are a short drive away. Many buyers relocating to Silicon Valley look at Birdland for its central location between the Peninsula, Cupertino and San Jose.

Cost of Living & Housing in Birdland

Birdland homes for sale sit in the upper tier of the Sunnyvale market, with a premium tied to lot size and school assignment. The original housing stock is mostly single-story ranch homes from the 1960s, many with three or four bedrooms and attached garages. Over the past two decades, a steady share of homes have been expanded or replaced with larger two-story houses. Lots are comparatively generous for Sunnyvale, which has made the neighborhood a frequent target for remodels and new construction.

Getting Around Birdland

Birdland is well placed for commuting in several directions. Homestead Road and Wolfe Road connect quickly to Interstate 280, while Lawrence Expressway and Highway 85 are also close by for trips toward San Jose, Mountain View and the Peninsula. The Lawrence and Sunnyvale Caltrain stations are a short drive north, and VTA bus lines run along Homestead and Wolfe Roads. Apple Park and other Cupertino and Santa Clara campuses are within a few minutes by car or bike.

Local Amenities & Things to Do in Birdland

Raynor Park is the neighborhood's centerpiece, with ball fields, play areas and open lawn, and Ortega Park offers more green space nearby. Full Circle Farm, an educational urban farm on Dunford Way, adds a rare piece of working agricultural land to the area. Everyday shopping is close at Homestead Square and the centers along Homestead Road and El Camino Real. Westfield Valley Fair and Santana Row in San Jose are a short drive for larger shopping and dining trips.

Schools & Education in Birdland

Birdland is split among more than one school district, so assignments depend closely on the street. Many homes on the Sunnyvale side are served by the Cupertino Union School District, commonly Stocklmeir Elementary and Cupertino Middle, with high school through the Fremont Union High School District. Other parts of the area fall within Santa Clara Unified, commonly Laurelwood Elementary, Peterson Middle and Wilcox High. Always confirm school boundaries for a specific address with each district before making decisions.

Why Buyers Choose Birdland

Buyers choose Birdland for its central location, generous lots and the flexibility to remodel or rebuild. The neighborhood offers a mix of original ranch homes and newer two-story houses, giving buyers a range of options at different stages. Being close to Apple Park, major freeways and established parks keeps Birdland in steady demand among buyers moving to Sunnyvale.
