About Baywood, San Mateo

Baywood is a historic neighborhood just west of Downtown San Mateo, generally bounded by El Camino Real, Crystal Springs Road, Alameda de las Pulgas and the Aragon area to the south. The name comes from the Baywood estate of the Parrott household, one of the large country properties that once lined San Mateo Creek. The estate was later subdivided into tree-lined residential streets, several of which are named after universities such as Harvard, Notre Dame and Georgetown. Baywood real estate is known for classic period homes within walking distance of Central Park and downtown.

Moving to Baywood offers a classic residential setting with sidewalks, mature street trees and homes set on comfortable lots. The neighborhood sits close to Downtown San Mateo, the Main Library and Central Park, so many daily destinations are reachable on foot. Baywood Elementary School is located within the neighborhood. As a San Mateo Realtor, I help buyers compare Baywood's period homes and evaluate updates, permits and remodel potential.

Cost of Living & Housing in Baywood

Baywood homes for sale are positioned in the upper tier of the San Mateo market, with a premium for period architecture and proximity to downtown. Many homes date to the 1920s through the 1940s in Mediterranean, Spanish Revival, Tudor, Colonial and traditional styles, with some later ranch homes mixed in. Lots are typically generous for a close-in neighborhood, often with landscaped front yards and detached or rear garages. Some homes retain original details such as arched windows and tile roofs, while others have been expanded and updated.

Getting Around Baywood

Baywood is a short walk or bike ride to the San Mateo Caltrain station downtown, with service to San Francisco and south toward San Jose. El Camino Real runs along the eastern edge, and Highway 92 is reached a few minutes south via El Camino or Alameda de las Pulgas. Interstate 280 is accessible through Crystal Springs Road or Highway 92, and Highway 101 is a few minutes east. SamTrans buses along El Camino Real cover local trips.

Local Amenities & Things to Do in Baywood

Central Park sits on the neighborhood's doorstep, offering a Japanese Tea Garden, rose garden, tennis courts, a playground and the San Mateo Arboretum. Downtown San Mateo restaurants, cafes and the movie theater are just across El Camino Real. Smaller green spaces such as Bay Tree Park add places to walk close to home. The Borel shopping area near Highway 92 and Hillsdale Shopping Center are a short drive south for larger errands.

Schools & Education in Baywood

Baywood is part of the San Mateo-Foster City School District for elementary and middle grades and the San Mateo Union High School District for high school. Homes are commonly served by Baywood Elementary School, Borel Middle School and Aragon High School or San Mateo High School, depending on the street. Several private schools are also located nearby. Confirm school boundaries for any specific address with each district, since assignments can change over time.
